OFFICE MARKET REPORT

OFFICE MARKET OUTLOOK

It's these long-term prospects that had investors deploying capital back into the DMV. The third quarter of 2021 recorded the highest quarterly transaction volume since the pandemic began. Washington's office market remains one of the most liquid in the country in 2022, as it provides a stable tenant base, with upside provided by agency-anchored headquarters throughout the metro.

2022 OUTLOOK: Expect Another Strong Year

Strong fundamentals fueled by stable cash flows and pent-up demand

While rents were pressured early in the COVID-19 pandemic as tenants returned space to the market and delayed new leases, the economy came roaring back in 2021 with 18.5M jobs (out of 22.4M lost during the pandemic according to the Bureau of Labor Statistics) - contributing to confidence in the property market and helping to push commercial property values to a 15-year high in the third quarter. 2021 transaction volumes rose 55% over 2020 and were 15% above 2019, led by multifamily, life-science, warehouse and distribution properties.

INDUSTRIAL MARKET OUTLOOK

Washington industrial space is in high demand and low supply, and despite different drivers for each substate within the metro area, the leasing and investment markets are bustling. Vacancy remains near record lows, with the metro-wide level hovering at 4.3%. CoStar's National Index is right around 4.2%. Tenants are climbing over one another for the right to pay recordhigh rents for space. This environment is pushing occupiers outside of traditional or tried-and-true submarkets, including some in the data center space.
